The $890,000 variance reflects strategic decisions to implement design additions and improvements whilst expanding the scope of the project. These enhancements, approved by the Committee, were made possible by the Club’s stronger-than-expected financial performance post-COVID. The Club also absorbed significant cost increases, well above planned contingencies set four years ago, particularly with inflation. A detailed list of variances and additions can be found here.

Course Improvements

While the project has exceeded the original budget, the additional investments have resulted in a significantly improved course.

Enhanced Features:

  • Extensive clearing of water hazards, which have significantly enhanced both aesthetics and playability.
  • Installation of stunning sleeper walls in key areas of the course, with the most exciting aspects still to come with the 9th floating Green, and also the 7th island Tee.
  • Additional upgrades and features, beyond the original plan, have been thoughtfully incorporated to deliver a truly premium golfing experience. While these enhancements combined will result in an additional $890,000 spend beyond the original budget, the exceptional value is clear when reviewing the comprehensive list of changes and additions outlined in the GGC Course Enhancement Plan Review. Please Note: this list includes course enhancement plus other course related capital expenditure projects such as toilets and fences.

Industry Comparisons

The majority of the Course Enhancement Plan was managed in-house by our architect, managers, and course team. This approach allowed us to complete the project while maintaining a playable course for members and achieving significant cost savings.

By comparison, other clubs undertaking similar projects have spent significantly more:

  • Full Course Enhancements: Between $6 – $10 Million per project with high end clubs spending $20+ Million.
  • Clubs focusing on Irrigation Upgrades only: Between $2.4 – $3.8 Million. Recent quotes at Clubs averaging $3.5 Million for irrigation systems.
